Often birds and mice find comfort by nesting in these sheltered areas, causing obstruction. When dryer ducts are clogged, the risk of dryer fire is increased and the dryer can require as much as 60% more drying time and can use almost 80% more energy.

The attractiveness of owning a home has improved considerably over the past year and going forward it's probably not going to get much better. It’s never been cheaper to own a home across Canada since the beginning of our last housing boom which began in 2005, BUT this party just won’t last.
The wrinkle stems from the debate as to whether the central banks can maintain their promise and pledge to leave its key policy rate at .25% or the lowest level, until June 2010 in the effort to stimulate our economy. Once the central banks decide to start increasing the rate, certain economists believe that major rate hikes, instead of small steady rate hikes, will be the norm.
2010 is just around the corner and many people think that its not wise or possible for the housing market to maintain its growth levels of which we have seen in the past 5 months.
Central banks want to avoid keeping the rate too low for too long. Remember, the goal was to help stimulate the economy. When the economy improves, as it is now, to avoid a housing bubble, a mix of .50%, .75% or 1% rate hikes are what we are likely to see when the time comes.
Most banks lowered their rates this past week from 4.4% to 4.1% and some institutions we are working with to sub 3.99 levels. We must brace for aggressive rate hikes in late 2010 early 2011. It may be time to take advantage of the combination of excellent interest rates and best affordability options for owning real estate in the GTA. This is great news for buyers!
In my young career and coupled with my mentors 25 years experience in the industry, we have never seen such a shortage of Inventory in the GTA. If you have Sellers, Friends, Parents or Family Members you care about who are thinking about putting their home on the market, call them today and tell them that there has never been a better time to get that extra money that will help them move to a better home and to call us get their home sold.
There should be confidence in saying that the fall market will be much better than last year and preparing your home for the fall market now, will help sell your home easier and faster when the fall market does arrive.

TORONTO, September 2, 2009 - In August 2009, Greater Toronto REALTORS® reported
8,035 sales, up 27% per cent from August 2008. The average price for August transactions was $387,921 – up by six per cent compared to the same month last year.
"The increase in demand for existing homes has been widespread across different housing
types and price ranges," said TREB President Tom Lebour. "This suggests many categories of
home buyers have chosen to make a long-term investment in housing, from first-time buyers to move-up buyers or buyers who are seeking a lifestyle change."
Year-to-date sales, at 58,421 were up two per cent compared to the first eight months of 2008. Average price, at $385,978 was up by less than one-half of one per cent.
"We have heard more positive economic news lately. The improved housing market has played a key role,” explained Jason Mercer, TREB's Senior Manager of Market Analysis. "Home sales have helped other sectors of the economy through home buyers’ spending on things like financial and legal services, moving, renovations and home furnishings."
